What Deedio is (and isn't)
Deedio is a technology platform where Tennessee homeowners privately track their home's value and signal — on their own terms — whether they'd entertain a conversation or an offer. Deedio is not a real estate brokerage, agent, MLS, attorney, title company, or lender. We do not list property, represent buyers or sellers, negotiate, or draft contracts. We are never a party to any transaction between users.
Claims and limited verification
Claiming a property requires checks against public assessor records, and in some cases document review, phone confirmation, or government-ID identity confirmation. These checks are limited by nature: they reduce fraud risk, but Deedio does not guarantee that any user owns a property, has authority to sell it, or that any information a user provides is accurate.
Value estimates
Value estimates and market statistics are automated, produced from public records and third-party data. They are informational only — not appraisals, not offers to purchase, and not predictions. Do not make financial decisions on an estimate alone.
Messages and offers
Messaging exists so serious buyers can reach willing owners; owners control whether and from whom contact is allowed. Offers submitted through Deedio are non-binding expressions of interest — they create no obligation for either party. Any actual purchase happens through contracts prepared and executed with licensed professionals, off-platform.
Paid plans
Paid buyer plans meter message introductions and enable offers. Introductions are consumed when sent, whether or not the owner responds — this is the spam protection owners are promised. Fees are not contingent on any transaction, and Deedio never receives a commission, referral fee, or share of any sale.
Agents
Agents in the directory pay a flat fee for placement and introductions. Their engagements with users — representation agreements, compensation, disclosures — are formed directly between agent and client, off-platform, under the agent's own legal and licensing obligations.
Acceptable use
No misrepresenting ownership or identity, no harassment, no scraping or bulk collection of data about properties or owners, no using contact information obtained here outside the conversation it was shared in. We may suspend accounts that put owners at risk.
Liability
Deedio provides the platform as-is. To the maximum extent Tennessee law allows, we are not liable for the conduct of users, the accuracy of estimates or public records, or the outcome of any transaction or non-transaction between users.
